CCRE, LLC. Katie HayKatie K. Hay, PRINCIPAL

Ms. Hay began her real estate career in 1992 with Atlantic Retail Properties, the East Coasts leading retail real estate firm, where she had the opportunity to learn all aspects of the commercial real estate industry. She continued to hone her sales and marketing expertise after relocating to California and co-founded Central Coast Real Estate upon settling in Santa Barbara.

In addition to the property management, leasing and brokerage aspect of CCRE’s business, Central Coast Real Estate advises clients on decisions relative to the acquisition and development of property. These factors include extensive due diligence, environmental history, market research analysis, identification of evolving market trends, establishing the requirements of the entitlement process, outlining financial feasibility, developing project budgets with detailed proformas, and interpretation of budget data to provide project recommendations.

Ms. Hay has overseen numerous entitlement and development opportunities while working closely with City and County officials across all departments to develop thoughtful plans for the revitalization of failing or stalled real estate projects throughout Santa Barbara.

In 2011, Ms. Hay reached a landmark deal with the Regional Water Quality Control Board – Central Coast Region to sign its first ever agreement under the California Land Reuse and Revitalization Act of 2004 (“CLRRA”) providing immunity for her clients prior to their purchase of a local shopping center that had been stigmatized from previous contamination. She and her team analyzed the risk associated with the contamination, and on her clients behalf, took proactive measures with the Water Board to enter into the agreement to cleanup the property when no one else would take ownership of the problem.
